NarrativeMarch 12, 2019 MCADAMs Mrs. Mary Paron-Boswell Senior Planner City of Coppell 265 Parkway Boulevard Coppell, TX 75019 RE: Coppell Classical Academy—SUP Application Narrative G&AI McAdams Job Number: WGA -19000 Dear Mrs. Paron-Boswell: Please accept this letter, on behalf of Responsive Education Solutions, as an explanation of the proposed application. We are submitting, for review and approval, a Special Use Permit Application for a proposed fire lane and parking lot addition to the existing Coppell Classical Academy. The property is approximately 4.854 acres and is located at 140 South Heartz Road. The school currently serves grades K-8 with 470 students total. The project will consist of a proposed fire lane connection and 46 proposed parking spaces. The proposed fire lane connection will assist with traffic now onsite during school drop off and pick up hours and will also provide additional coverage for the fire department. The additional parking spaces will help alleviate any on -street parking that may occur on certain events throughout the school year, e.g. the first day of school or PTO meetings. Also, any existing landscaping that is dead will be replaced and new landscaping is proposed per the City of Coppell Code of Ordinances. Any proposed lighting for the proposed parking lot will be downward facing with shields. The photometrics shall be designed per the City of Coppell Code of Ordinances. The property is currently zoned SF -12 with a SUP and the proposed zoning will remain the same. The project is planned to be completed in one phase.
