Engineering George Marshall 09/28/2017 General - Civil Plans:
• This is a preliminary review of the plans and does not
constitute the first review of the civil plans. This is for the DRC
process at this time. After the comments from DRC have been
addressed then you may submit to the Engineering
Department the civil plans for first review.
• 5' wide sidewalk.
• Revise grading around the retaining wall to not exceed a 4:1
slope.
• It appears that the slopes between building 1 and 2 are at a
3:1 where the max slope Coppell allows is a 4:1.
• Provide plan and profile for storm drains on one sheet. Plan
view on top and profile on bottom.
• Since these buildings are 2 separate lots, you need
easements for the drainage lines just in case one lot is sold
off in the future?
•Move the hydrant on the west side of the building to be on the
west side of the fire lane?
• 3" tap requires a 3" meter. - UNRESOLVED
Standard Detailed Engineering - • FYI comment - There may
be additional comments gernerated upon detailed
engineering review.
• Show all proposed and existing fire hydrants on the site plan
as well as the FDC.
• Show pedestrian/handicap access from the sidewalk along
the road to the building.
• Add impervious and pervious area calculation to the site data
table.
• Fire lanes are to be against the curb. (Typ)
• Staff ? Wouldn't any future gates need a site plan
amendment?
• Dimension concrete screen wall along the truck court.
• Notes that reference specific details not included on the site
plan need to be included with the submittal. See item #7.
• Include reference to correct sheet numbers in general notes.

Fire Tim Oates 09/28/2017 1. A2.02 - City of Coppell has adopted the 2015 International
Code Series.
2. The 30-foot N/S drive aisle on east side of property shall be
entirely fire lane easement
3. Louvers sizing/spacing was not evaluated...this will be done
at building permit time once a Mechanical Engineer has
submitted smoke control plans.
4. Show fire hydrants, existing and proposed, on the site plan.

Planning Matt Steer 1. Add property dimensions and finished floor elevations on all
plans.
2. Include all existing and proposed easements (including
access easements) on Site and Landscape Plan.
3. Include adjacent zoning information.
4. Fill in blanks within the General Notes.
5. Include PD Conditions approved with the conceptual plan.
6. Increase wing wall height from 10' to 12' to effectively screen
the truck court.
7. Include Project name, subdivision name with lot and block,
acreage and zoning number in the title block on all sheets.
8. Include contact person in the contact information.
9. Refer to the Site Plan checklist for all information required in
the site data table (i.e. height, zoning PD number, FAR,
impervious area).
10. Label and dimension sidewalks.
11.Indicate spacing between the driveways on the existing and
adjacent properties.
12. Increase the width of the fire lane on the east side of the
building to reflect actual drive aisle width.
13. Show and label dumpster and mechanical equipment
areas. Ensure these are effectively screened.
14. Show lighting facilities on Site Plan and elevations. Provide
photometric plan.
15. Include monument sign location on the Site Plan and
details (Materials, colors, font, light source) on the elevations.
16. Include required and provided setbacks.
Landscape Plan
1. Eastern Red Cedar symbol should match symbol in the
legend.
2. Remove the site data table from the Landscape Plan.
3. Please indicate the total area devoted to landscaping.
Elevations
1. Adjust the screen wall height from 10 to 12'.
2. Label all materials (including canopies, windows , vents, roll
up doors, etc..) with colors.
3. Provide a color board with materials and color elevations at
DRC.
