P&Z Action Plat (2) November 25, 2019 151 Coffee 2801 Brazos Euless, TX 76039 Attn: Mark Wattles RE: Lot 1, Block A 151 Coffee Dear Mr. Wattles: This letter is to inform you that 151 Coffee Addition, Lot 1, Block A, Replat, being a replat of the Arbor Manors Lot 3, Block A Addition to replat one lot, and to dedicate various easements to allow for the development of a dual drive-thru coffee shop. 0.7 acres of property located at 131 S. Denton Tap Road, on the west side of Denton Tap approximately 400 feet south of W. Sandy Lake Road was approved by the Planning & Zoning Commission (5-0) on November 21, 2019, subject to the following conditions: 1. There may be additional comments at the time of Engineering Review and Building Permit. 2. This Replat shall not be filed for record until PD-214R9-C is approved by City Council. 3. Move owner’s notary block under the owner’s signature block and ensure it reflects the proposed legal description - Lot 1, Block A, 151 Coffee Addition. 4. Add note that the hours of operation shall not exceed 5 a.m. to 8 p.m. daily. This Replat must be submitted for signatures by City Officials within six months (on or before May 21, 2020), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing until after receiving Engineering comments on the first review of the civil plans then the plat can be submitted for city signatures. After city signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department.
