We are requesting approval of the above referenced PD Zoning submittal and have addressed the comments received on 03/27/2020. Below are

The entryway is 29’ wide. It was discussed with staff during the
pre-development meeting that the fire radius could be reduced if
the drive aisle was wider than 24’. We have run a vehicle
tracking software to demonstrate that a 40’ fire truck can
comfortably make the turn. The vehicle tracking is shown on the
detail site plan.
Landscape Plan:
- Move tree away from storm drain inlet, wrap shrubs around
inlets

- Move tree in northeast corner off of top of water line

- Recommend not placing trees near private water loop

Utility Plan:
- No DCDA required for fire service, private fire line already has

ENGINEERING THE UTILITY EASEMENT ON THE WESTERN
PORTION OF THE ISTE CAN POSSIBLY BE ABANDONED IF I
IS NOT BEING USED.
Can the fire lane easement be dedicated by separate
instrument? The lot is already platted. The utility easement on
the western portion of the site contains an underground electric
line.
- The easement on the northern portion of the site can have
accent trees placed in it, however, slide them as far south as
possible away from the waterline.
