P&Z Action letter Site Plan November 27, 2019 Drew Donosky Claymoore Engineering 1903 Central Drive, Ste 406 Bedford, Texas 76021 drew@claymooreeng.com RE: SRINI Coppell Office, Lot 1 and 2, Block A Site Plan Approval Dear Mr. Donosky: SRINI Coppell Office, Site Plan being a site plan for two one-story buildings of approximately 13,000 square-foot each, for professional office and medical office uses on Lot 1, and a drive aisle/ fire lane extension to Denton Tap Road on Lot 2, on 5.46 acres of land zoned HC (Highway Commercial) located the north side of SH 121, approximately 1400 feet west of Denton Tap Road, was approved by the Planning & Zoning Commission (5-0) on November 21, 2019, subject to the following conditions: 1. There will be additional comments at the time of Detail Engineering Review and Building Permit. 2. Signage shall comply with the sign ordinance and be generally consistent in terms of style, placement and size. 3. Submission of the location and type of the lighting facilities, security lighting, screening and glare shades will be required at the time of Building Permit, to insure compliance with glare and lighting ordinance. 4. The screening wall will be required to be constructed prior to the building going vertical. This Site Plan Approval is valid for two years and will expire on November 21, 2022.
