Staff ReportITEM #7 Page 1 of 2 CITY OF COPPELL PLANNING DEPARTMENT STAFF REPORT RS Denton Tap121 Addition, Lots 1 & 2, Block A, Replat/Minor Plat P&Z HEARING DATE: November 21, 2019 STAFF REP.: Mary Paron-Boswell, Sr. Planner LOCATION: On the north side of SH 121, approximately 1,400 feet west of Denton Tap Road SIZE OF AREA: 5.465 acres of property CURRENT ZONING: Highway Commercial (HC) REQUEST: A portion being a replat of Lot 3, Block 1, Coppell/121 Office Park Addition and the remainder tract of land into Lots 1 and 2, Block A of the RS Denton Tap 121 Addition. Suite 406 Suite 204 Bedford, TX 76021 Arlington, TX 76006 Contact: Drew Donosky drew@claymooreeng.com HISTORY: This parcel was part of a seven lot Preliminary Plat for the Coppell/121 Office Park in 2003. The only portion that has developed up to this point is the lot to the east which has a medical office use on it. HISTORIC COMMENT: We have found nothing of historic significance on the parcel. TRANSPORTATION: Denton Tap Road (P6D), 6-Land Divided (110’ R.O.W.) State Highway 121 and service road. SURROUNDING LAND USE & ZONING: North: Residential; PD-134R-SF-7 South: SH 121 East: Medical Office; Highway Commercial (HC) ITEM #7 Page 2 of 2 West: Vacant land; Highway Commercial COMPREHENSIVE PLAN: Coppell 2030, A Comprehensive Master Plan, shows this land as appropriate for Freeway Special District use. DISCUSSION: This plat will create two lots with the associated easements for two buildings proposed for Lot 1. There is nothing proposed to be constructed on Lot 2 at this time other than a drive aisle which will also serve as a fire lane/mutual access and utility easement, that will allow for the circulation of traffic and connectivity to Denton Tap for both lots 1 and 2. The site will tie into the adjacent medical office to the east. The site will be accessible from both SH 121 and Denton Tap Road via the access easements that will be extended. This is a companion item to the SRINI Coppell Office Site Plan also on the agenda. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff is recommending APPROVAL of this plat with the following conditions: 1. There will be additional comments during detailed engineering plan review. 2. Tree mitigation fees shall be paid at time of tree removal permit. ALTERNATIVES: 1. Approval of the request 2.
