RE: PD-300-LI, Fire Station #4 & Resource Center
Dear Mr. Pope:
This letter is to inform you that, a zone change request from LI (Light Industrial) and PD-
194R4R-LI (Planned Development-194-Revision 4 Revised-Light Industrial) to PD-300-LI
(Planned Development-300- Light Industrial) to allow a 19,275 square foot Fire Station #4 and
includes a Resource Center, on approximately 4.33 acres of property, located on the south side of
Northpoint Drive, approximately 700 feet east of Royal Lane, was approved (6-1) by the
Planning & Zoning Commission on July 18, 2019, subject to the following conditions:
1. Additional comments will be generated at the time of Detail Engineering review.
2. Approval of the variances to the masonry veneer requirements and the location of
the three parking spaces in the front yard.
3. Revise the Landscape Plan per staff comments.
Please revise the plans to reflect the above conditions. City Council has instructed staff to include
in its agenda packets only those items that accurately reflect the conditions as recommended by
the Planning & Zoning Commission. Therefore, please submit to the Planning Department a PDF
electronic file of the revised plans reflecting the above-stated conditions on or before 12 noon,
Wednesday, July 31, 2019. The date scheduled for consideration by Coppell City Council is
Tuesday August 13, 2019, at 7:30 p.m. A representative for this case must be present at this
meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may
result in the denial of this application.
