Required to be adjacent (3-6ft) from a fire hydrant. 2. Looped water line requires a vault/DDCV assembly at each connection at the property line. 3. Fire hydrant at NW corner needs to be relocated to other side of the fire lane easement. 4. Fire sprinkler riser/Fire alarm panel room shall be directly accessible from exterior. Room is required to be a minimum of 64sf with 8ft minimum dimension. (door not shown on elevations) 5. Turnaround to be 100' diameter. 6. Fire Department access doors, with approved hardware, are required every 100 linear feet. Parks John Elias 1. Tree Survey information needs to be on one plan, need to remove all the survey description/utility information from the plan. Tree Survey needs to be stamped by LA. 2. Tree Removal Permit required prior to start of construction. Planning Marcie Diamond 05/29/2019 1. Site Data Table a. Correct the Existing Zoning to “C” and Proposed Zoning to “PD-299-C” b. Revise the Existing Land Use Designation to read “Existing – Urban Residential” “Proposed – Freeway Special District” 2. Include the location, height, material and color of proposed screening wall adjacent to the residential property. 3. The proposed “decomposed granite trail connection” will not connect to any city trail system and staff questions the need for a dead-end pathway. FYI – if it was a trail connection then it would need to be 10’ wide and concrete. 4. Explain the note “Conceptual Traffic Movement Pattern (TYP)” 5. Monument sign is shown on the site plan. Need to provide details on materials, design, lighting, etc. Landscape Plan and Tree Survey 1. Tree Survey/Mitigation calculations need to be prepared in accordance with the provisions of the ordinance, by a Landscape Architect or Arborist. The Title Survey with tree as included is not correct – the TREE MITIGATION NOTE on the Site Plan is neither correct or sufficient. 2. Ornamental may be used in substitution for overstory trees but must be provided at a ratio of three ornamental trees for each required overstory tree. 4. A shrub row is required adjacent to the driveway along the north/west side of the building. 5. The “LANDSCAPE REQUIREMENTS for the City of Coppell” may be removed from this sheet. 6. Need to include all existing and proposed easements on the Landscape Plan. 7. Need to show the wall on the Landscape Plan. 8. Include dimensions of the landscape buffers. 9. Landscape Calculation Table - The required numbers appear to be correct, however, the provided are not. If existing trees are to be retained and used as credit for landscaping and mitigation, the preserved trees need to be indicated on the site plan and included in the table, and need to include size, type a species on the Landscape Plan. Building Elevations 1. It appears that the northeast elevation is missing, which is where the loading/overhead doors are. 2. Need to provide additional details on the attached building signage, size, materials, etc. You may include the details of the monument sign on this sheet, or on another exhibit.
