2. Change the zoning designation to PD-209R3
3. Does the cooler enclosure have a roof or is it open-air?
4. In addition to the note in the box, add a note pointing to the
trees along Sandy Lake ensuring they will remain.
5. Include a preliminary floor plan
6. Provide dimensions to ensure that there is sufficient
clearance to access the roof ladder and the electrical boxes.
7. Include in the PD conditions:
a. The hours of operation shall not exceed will 8:00 am to
10:00 pm, Sunday through Thursday; and 8:00 am to 11:00 pm
on Friday and Saturday - QUESTION for applicant - would you
want an earlier opening time in the future? would 6:00 or 7:00
a.m. ever be appropriate?
b. Enlarged patio to by 200 square feet and reducing the front
yard setback along Sandy Lake Road to 17 feet.
c. Providing a 5-parking space variance for the entire
shopping center.
d. The final approval of materials, construction and operation
of the patio enclosure shall be made at the time Building
Permit.
e. No trees will be removed, and all existing landscaping
shall remain and be in accordance with the Landscape Plan
as established in PD-209R2 (Ord. No. 91500-A-506).
8. Provide dimensions to ensure that there is sufficient
clearance to access the roof ladder and the electrical boxes.
Building Elevations/Sign Plan – to comply with the regulations
of the Sign Ordinance the following revisions are required:
1. The registered trademark does not have a background.
Therefore, the “Biscuit Bar with border” sign would be
permitted, but it needs to be individually mounted channel
letters or sign elements (not a cabinet sign or back panel).
2. The “biscuits tots taps” need to be individually mounted
white channel letters.
3. The total amount of signage cannot exceed 59 square feet

for the entire building sign package as this is a 1:1 ratio with
the lease space width, it appears that 89.08 of signs are being
requested.
4. The monument sign is acceptable provided that it is
externally illuminated not internally, unless it is halo lit.
