Dear Mrs. Burkett,
This letter is to inform you that on Thursday, June 20, 2019, the zone change request PD-209R2R-
C (Planned Development-209-Revision 2 Revised -Commercial) to allow the re-occupancy of an
existing vacant restaurant building for a Biscuit Bar, requiring variances to the Zoning Ordinance
including: the expansion of an outdoor patio area encroaching into the required setback area, five
parking space deficit and sign variances located at the southeast corner of Sandy Lake Road and
Denton Tap Road was recommended for approval by the Coppell Planning & Zoning Commission
(5-0) subject to the following conditions:
1. Revising the attached signs to allow for a maximum of 80 square feet of signs. The signs can
be the colors and design as included in the sign package.
2. There will be additional comments at the time of Building Permit review.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 9, 2019, at 7:30
p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application.
City Council has instructed staff to include in its agenda packets only those items that accurately
reflect the conditions as recommended by the Planning & Zoning Commission. Therefore, please
submit to the Planning Department two (2) 24”x36” copies and a PDF electronic file of the revised
Building Elevations and Sign Package reflecting the above-stated conditions on or before 12 noon,
Wednesday, June 26, 2019.
