The most recent development plans for this lot by an area developer consisted of three (3) 20 -
foot wide ‘Live/Work” buildings with 5-feet of space between each building. The city staff rejected
the concept as too dense for the lot size.
The new approach was to meet the city Planning Department to see exactly what they wanted
developed on the property. We would then develop plans based on that criteria, and then
determine if it was feasible to develop the site. Otherwise the site would set vacant.
We first met with the Director of Planning, Gary Sieb, in early 2017 to determine the city vision for
the site as Live Work Units. The site was a transition area between the residential area to the
east and north and the more industrial area to the west.
The Work portion of the building was to be clearly a designated work area with a clear separation
from the Live portion via a solid wall, with door connecting the two uses if so desired.
The façade along S. Coppell Road was to be more in line with existing commercial structure s on
the street. The east façade should have a more residential feel to it.
The first DAC Meeting was in June 2017. The design included (2) 26 -foot wide units, a
commercial west facing façade, clearly designated work and living areas. The plans and
elevations were generally approved as being in line with city requirements and vision.
The project was on hold for several months. Another DAC meeting was held in May 2018 with
the updated general concept reviewed. The buildings were widened from 26’ to 30’ each. The
total conditioned area for each building was to be reduced to 3,000 SF total. Th at concept was
further developed into its current form as submitted for the DRC process. The building design
maintains the original direction provided by city staff.
