RE: PD-197R5-H Old Coppell Townhomes (Robertson)
Dear Mr. Frnka,
This letter is to inform you that PD-197R5-H Old Coppell Townhomes (Robertson), to amend the Concept
Plan and attach a Detail Site Plan to allow two live/work units on Lot 1, Block B, was recommended for
approval by the Coppell Planning & Zoning Commission (6-0) on Thursday, July 19, 2018, subject the
following conditions:
1. There may be additional comments during the building permit and detailed engineering review.
2. A replat will be required to subdivide the lots and to provide easements and right-of-way
dedications.
3. All proposed signage shall comply with ordinance requirements.
4. Wood garage doors be provided in lieu of metal doors.
5. Additional landscaping detail for the parking island on Coppell Road.
6. Removal of the two rear parking spots and replace with sod/ground cover.
7. Provide sod/ground cover and shrubs along the rear portion of the lot outside of the fenced area.
8. To allow an eight-foot wood fence in lieu of a six-foot fence.
9. To provide the 15’ setback along McNear Drive.
The Planning and Zoning Commission also instructed staff to review the proposed access and maintenance
easement to minimize the impact on this property.
The date scheduled for consideration by the Coppell City Council is Tuesday, August 14, 2018, at 7:30
p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers
at City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect the conditions as
recommended by the Planning & Zoning Commission.
Therefore, please submit to the Planning Department two (2) 24”x36” copies of the revised plans reflecting
the above-stated conditions on or before 12 noon, Wednesday, August 1, 2018. Also, please submit one
(1) 8½”x11” paper reduction, along with a PDF electronic file.
