For Your Consideration:
The P&Z cases PD-197R4-H and PD-197R5-H are for the lots on the North and South sides
of McNear Drive off South Coppell Road.
McNear Drive is a residential street. There is no access for residents of Old Coppell
Townhomes or Lost Creek developments from the East. Access is only off South Coppell Road.
So the Live/Work buildings need adequate parking along South Coppell Road and on-site only.
We do not need numerous cars parked along the residential street for these Live/Work
locations.
The entryways off Heath Lane and McNear Drive need to be clear for residents and
emergency vehicle access. No business parking on the residential street, please. Maybe a
business parking prohibition sign?
The residences directly East of the Live/Work locations need a substantial privacy fence
erected. This would mean brick or stone, not a wood fence. The residence on the North Side
has a bedroom window facing West, while the residence on the South Side has living room
windows facing West.
With rear garage parking and other parking in the rear of these Live/Work locations, this
would mean headlights and taillights in these windows without a privacy fence. So a
substantial privacy fence should be erected for existing resident quality of life. This would also
offer some protection from a vehicle accidentally colliding with the townhomes directly East
of these lots.
