CC Action December PD-259R December 12, 2018 Blackberry Farms, LLC Terry Holmes Holmes Builders 225 State Highway 121, Suite 120 Coppell, Texas 75019 RE: PD-259R-SF-7/9, Blackberry Farm Dear Mr. Holmes, This letter is to inform you that PD-259R-SF-7/9, Blackberry Farm, to permit the development of 74 single- family lots and nine (9) common area lots, on 54.8 acres of property located at the North side of Sandy Lake Road, 750 feet northeast of Starleaf Road, was approved, subject to the following conditions: 1. Prior to filing of the Final Plat for Phase 1, permits shall be approved by the U.S. Army Corps of Engineers and the Conservation Easement shall be established. 2. Prior to issuance of a building permit for the first structure (Farm House on Common Lot 2X), proof of the initial payment for the establishment of the Conservation Easement shall be submitted to the City of Coppell, estimated to be $92,000. Thereafter, at the time of issuance of building permits for the remaining 54 single family homes in Phase 1, verification of payment of the remaining balance of the $300,000, estimated to be $3,852 on a per lot shall be submitted to the city of Coppell. 3. The development of Lot 2X and the entry features be constructed prior to the issuance of a building permit for the first home, other than a model home. 4. The HOA documents shall reflect a minimum 40-year termination clause. Prior the preparation of the Ordinance, please the provide the necessary legal documentation that an entity has been established that will be responsible for the collection of funds, including the method to verify that the funds have been collected for the Homeowners Association as required in #2. above. Also, the Detail Site Plan must be revised to incorporate all conditions as revised by City Council action to be incorporated in the Ordinance. The Final Plat for Phase 1 will expire on January 18, 2019. Please submit a letter requesting a 6-month extension for this Final Plat approval, to be considered by the Planning and Zoning Commission on December 20, 2018. The letter must be received no later than tomorrow, December 13th to be placed on the Planning and Zoning Commission’s agenda.
