Planning Marcie Diamond 1. More clearly define the phase lines and regulations. Add
Phase 1 and Phase 2 to the Site Data Table and Title Block for
further clarity.
2. Need to include Detail Plan (as previously approved) for
Lot 2X, and the proposed entry features/walls along Sandy
Lake with a note that this lot shall be fully developed prior to the
issuance of a building permit for the first home (other than
model home).
3. The proposed 15’ wide Emergency Access will a private
drive.
4. Need to include the “Separate Exhibit for Retaining Wall
and Screening Wall Locations” as noted on the Detail Site
Plan.
5. Need a revised Landscape Plan, as the common areas in
Phase 2 has changed.
6. Has the proposed Hike and Bike Trail been eliminated?
7. Are rolled curbs still being requested?
8. Will there be pedestrian access to Lakewood Estates?
9. In support of the condition to allow “detached buildings
and hardscapes in the front yard” provide pictures of homes
built with these.
10. Tree removal permit will be required prior to the removal of
any trees, and the payment of $125,000.
11. Verify the Table of Lot Sizes, especially for Block D - they
appear to be in error.. It appears that they are greater than
9,000 square feet, then this entire PD should be PD-9 vs. PD-7.
12. Correct the label of the Detail of Lot 2X to 5X
13. Provide a rationale for the variance to the Erosion Hazard
Setback requirement, and if any additional
conditions/safeguards need to be included.
14. Add note #3 from the Preliminary Plat as a PD condition (
retaining walls ..)
