P&Z Action PD-259R June 28, 2020 Blackberry Farms, LLC Terry Holmes Holmes Builders 225 State Highway 121, Suite 120 Coppell, Texas 75019 RE: PD-259R-SF-7/9, Blackberry Farm Dear Mr. Holmes, This letter is to inform you that PD-259R-SF-7/9, Blackberry Farm, to permit the development of 74 single-family lots and nine (9) common area lots, on 54.8 acres of property located at the North side of Sandy Lake Road, 750 feet northeast of Starleaf Road, was recommended for approval by the Coppell Planning & Zoning Commission (6-0) on Thursday, July 19, 2018, subject to the PD conditions, as attached Exhibit “A” which was recommended to be revised to address the following: The attachment of the Entry Feature/Common Area Lot 2X Exhibits, with the following conditions: The farm house at the subdivision entrance will not be used or occupied as a residence or retail business, except occasional sales of seasonal botanical gardening materials. The development of Lot 2X and the entry features be constructed prior to the issuance of a building permit for the first home, other than a model home. Prior to the Filing of the Final Plat for Phase 1: The US Army Corps of Engineers approving Stream Bank Erosion protection, The review of the Erosion Control Setback Exhibit prior to filing the Final Plat of Phase One, and There will be additional comments at the time of Detail Engineering Review Additional clarification is required for Condition “F”. The property owner will coordinate with city staff to ensure that there is a sidewalk connection from this property to Kimbel Court to provide pedestrian access to Lakeside Elementary school. Additional language being added to the Plat, PD and the HOA documents addressing the preservation/conservation of the open space lots (Common Areas Lots 6X, 7X and 9X) The date scheduled for consideration by the Coppell City Council is Tuesday, August 14, 2018, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect the conditions as recommended by the Planning & Zoning Commission.
