Variance Request to Erosion Hazard SetbackTBPE Firm No. 11756TBPLS Firm No. 10074301 July 10, 2018 Ms. Marcie Diamond Planning Department 255 Parkway Blvd. Coppell, Texas 75019 Re: Blackberry Farms Addition, Sandy Lake Road, Coppell, Texas Dear Marcie, On behalf of the owner, a variance is being requested to Section 13-91-1.G-20 of the Subdivision Ordinance – Erosion Hazard Setback along flood plain areas. The request is being made that the erosion hazard setback not be imposed on this subdivision. The design for this subdivision was started in 2010 and was originally at an approval state in early 2015 before the owner decided to split it into phases. The erosion hazard setback was implemented after this subdivision was originally designed. With the original design of this subdivision, there was a slope stability analysis conducted that was taken into consideration with the design for the flood plain, retaining walls and lot filling so that no homes would be located in slope failure zone. That is one of the reasons the retaining walls are set back from the top of creek banks by at least 30 feet. The exhibit shows the erosion hazard setback to fall in the rear yards of some of the lots, but nothing greater than the rear yard setback of twenty feet. There is no impact on the proposed homes.
