P&Z Action letter Plat February 16, 2018 Ajay Kadyan 148 Bricknell Coppell, Texas 75019 RE: Village of Cottonwood Creek Retail Addition, Lot 1, Block A, Minor Plat Dear Mr. Kadyan: This letter is to inform you that Village of Cottonwood Creek Retail Addition, Lot 1, Block A, Minor Plat, to establish fire lane and easements for a 5,860 square-foot building, was approved by the Planning & Zoning Commission (7-0) on February 15, 2018, subject to the following conditions: 1. There will be additional comments at the time of Detail Engineering Review. 2. Tree removal permit will be required prior to the removal of any trees. 3. All required existing and proposed easements must be included on the Minor Plat, including the electric easement along the street frontages. 4. Correct the note on the plat to read: “I, _________________________ (Surveyor or Engineer), verify that all franchise utilities have each been contacted and provided a copy of the plat and development proposal and all franchise utility easements and/or abandonments are currently shown.” This Replat must be submitted for signatures by City Officials within six months (on or before August 15, 2018), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing until after receiving Engineering comments on the first review of the civil plans then the plat can be submitted for city signatures. After city signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department.
