Coppell Road, Suite 100 Coppell, Texas 75019 Attn: John Valentine RE: PD-303-H, RVIS Office Expansion (Vaughan Addition, Lot 1R2R, Block 1) Dear Mr. Valentine, This letter is to inform you that on Thursday, June 18, 2020, PD-303-H (Planned Development-303- Historic), a zoning change request from H (Historic) to PD-303-H (Planned Development-303-Historic), to approve a Detail Site Plan to allow for an approximate 1,782 square foot expansion and additional parking to an existing 1,548 square foot professional office on 0.6 acres of land located at 412 W Bethel Road, was recommended for approval by the Coppell Planning & Zoning Commission (7-0) subject to the following conditions: 1. Building Plans are not fully reviewed at this time. Comprehensive building plan review will take place with the building permit submittal. 2. On drainage plan, show the tie-in to the city’s system. Detailed engineering review will be performed during engineering permit process. Plans will need to show sizes and slopes of proposed storm drains. 3. A 63 linear foot encroachment into the 10’ landscape perimeter area on the western property line. 4. Allowing for the existing 8’ fence in lieu of a brick wall screening requirement on the eastern and northern property lines. 5. Note the staining, maintenance and replacement responsibility of the fence, including but not limited to the integrity of the building elements or materials, shall be the sole responsibility of the property owner. Such maintenance and/or repair shall be performed annually or more often as needed. 6. Include a plant list outlining the quantity, size and species of all proposed landscaping. 7. The Landscape and Irrigation Plan shall be signed and sealed by a Landscape Architect. The date scheduled for consideration by the Coppell City Council is Tuesday, July 14, 2020, at 7:30 p.m. A representative for this case must be present at this meeting, which will be held virtually, similar to the Planning & Zoning Commission ZOOM Call. A link to the meeting will be provided prior to the meeting date. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect the conditions as recommended by the Planning & Zoning Commission. Therefore, please email a PDF electronic file of the revised Site Plan, Landscape Plan and Elevations on or before 12 noon, Wednesday, July 1, 2020.
