Dear Mr. Nixon,
This letter is to inform you that on Monday November 23, 2020, the zone change request PD-304-H,
Nixon.Pence Addition Lot 1 & 2, Block A, a zoning change request from H (Historic) to PD-304-H
(Planned Development–304 – Historic), to allow for two residential units on 0.44 acres of land located at
713 & 715 S Coppell Road was recommended for approval by the Coppell Planning & Zoning Commission
(6-0) subject to the following conditions:
1. Detailed engineering review to take place with engineering permit submittal. For engineering
review, submit site plan and plans for paving, grading, utilities, and erosion control.
2. Submit a copy of the proposed private easements prior to plat recordation.
3. Ensure the landscape island reconfiguration to accommodate the shared drive is indicated on the
Landscape Plan as shown on the Site Plan, and the plant materials are labeled.
4. Ensure all plans have the same easements and the same driveway configuration off Burnet Street.
5. Label all colors and materials on each building elevation.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 8, 2020, at 7:30
p.m. A representative for this case must be present at this meeting, which will be held virtually, similar to
the Planning & Zoning Commission ZOOM Call. A link to the meeting will be provided prior to the
meeting date. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect the conditions as
recommended by the Planning & Zoning Commission. Therefore, please email a PDF electronic file of the
revised exhibits addressing the conditions listed above before 12 noon, Monday, November 30, 2020.
