Dear Mr. Hemberger,
This letter is to inform you that on Thursday December 17, 2020, the zoning change request to PD-
250R21R-H (Planned Development-250-Revision 21-Revised-Historic) to allow the coffee shop/retail to
remain on the 1st floor and to convert one of the residential units (Apt. 202) into an office space on the 2nd
floor was recommended for approval by the Coppell Planning & Zoning Commission (6-0) subject to the
following conditions:
1. This will be subject to a detailed building review with permit submittal.
2. This is subject to egress provisions for non-residential buildings under the 2015 IBC and once
reclassified, the space cannot be used as a dwelling.
The date scheduled for consideration by the Coppell City Council is Tuesday, January 12, 2021, at 7:30
p.m. A representative for this case must be present at this meeting, which will be held virtually, similar to
the Planning & Zoning Commission ZOOM Call. A link to the meeting will be provided prior to the
meeting date. Failure to represent this item may result in the denial of this application.
