ResRP PH LETTER Hollows at Northlake Woodlands MAILED Tuesday, February 2, 2021 NOTICE OF PUBLIC HEARING The Planning & Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 25th day of February, 2021, at 6:30 p.m. for consideration of the Hollows at Northlake Woodlands, Lots 1R-1, 1R-2, 1R-3 & 2RX, Block C, Replat being a replat of Hollows at Northlake Woodlands, Lots 1 and 2, Block C into three residential and one common area lot containing 2.094 acres of land in total, located at the northeast corner of Mockingbird Lane and Crestview Drive, at the request of Southwest Frontenis, LLC and Riverchase HOA, being represented by Sam Hassan. This meeting will be closed to in person attendance by the public to reduce the spread of COVID-19. A temporary suspension of the Open Meetings Act to allow telephone or videoconference of public meetings has been granted by Texas Governor Greg Abbott. Letters and emails may be submitted by any citizen of the City or other party of interest to express his or her opinion concerning this request. Comments will be read into the record during the public hearing portion of the meeting. Letters may be addressed to the City of Coppell Planning Department, 265 Parkway Boulevard, Coppell, TX 75019, by email at planning@coppelltx.gov or by calling the Planning Division at 972-304-3678. This meeting will also be live streamed on the city’s website at www.coppelltx.gov. Persons owning property within 200 feet in the original subdivision of the proposed replat are required by State law to receive notification of this hearing. According to the current tax records, you are the owner of property affected by this replat. Regarding this replat, Local Government Code Section 212.015 requires that you be advised of the following requirement of subsection (c): c. If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal planning commission or governing body or both. For a legal protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the original subdivision, must be filed with the municipal planning commission or governing body, prior to the close of the public hearing.
