P&Z Action September 21, 2020 151 Coffee 6242 Rufe Snow Dr. #226 North Richland Hills, TX Attn: Danny Giesbrecht DannyGiesbrecht@151Coffee.com RE: PD-214R9R-C, 151 Coffee Dear Mr. Giesbrecht, This letter is to inform you that on Thursday, September 17, 2020, the zone change request PD-214R9R-C (Planned Development-214-Revision 9 Revised-Commercial) to attach a Detail Site Plan to allow for a larger building (857-sf), outdoor patio area, revised drive thru configuration, landscaping and elevations on 0.7 acres of land, located on the west side of S. Denton Tap Road, approximately 400 feet south of W. Sandy Lake Road, was recommended for approval by the Coppell Planning & Zoning Commission (6-0) subject to the following conditions: 1. There may be additional comments at the time of Building Permit and Detail Engineering Review. 2. Tree Removal Permit required prior to start of construction. 3. Ensure that all lights are shielded from the residential properties to the west and all onsite lighting meets the glare and lighting standards within Article 36 of the Zoning Ordinance. 4. Allow two 60-square-foot building signs as previously approved. 5. Allow an exception to the interior (parking lot), perimeter and overall 30% landscape area requirements as depicted on the Landscape Plan. 6. Allow four menu boards without masonry construction. 7. Hours of operation 5 a.m. to 10 p.m. Sunday-Saturday. 8. Speakers must face east towards Denton Tap Road and volume not to disturb the neighbors 9. Speaker hours not to exceed 7:30 a.m. to 8 p.m. 10. Lighting on channel lettering to be white bulbs and not red as required by ordinance. The date scheduled for consideration by the Coppell City Council is Tuesday, October 13, 2020 at 7:30 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect the conditions as recommended by the Planning & Zoning Commission. Therefore, please submit to the Planning Department a PDF electronic file of the revised Site Plan with PD Conditions, Sign Plan and Stacking Plan reflecting the above-stated conditions on or before 12 noon, Wednesday, September 30, 2020.
