Dear Mr. Giesbrecht,
This ]mer is to inform you that on Tuesday, October 13, 2020, the zone change request PD-214R)R-C
(Planned Development -214 -Revision 9 Revised -Commercial) to attach a Detail Site Plan in allow for a
larger building (857-sf), outdoor patio area, revised drive thru configuration, landscaping and elevations on
0.7 acres of land, located on the west side of S. Denton Tap Road, approximately 400 feet south of W.
Sandy Lake Road, was approved by the Coppell City Council subject to the following conditions:
1. There may be additional comments at the time of Building Permit and Detail Engineering
Review.
2. Time Removal Permit required prior to start of construction.
3. Ensure that all lights are shielded from the residential properties to the west and all onsite lighting
meets the glare and lighting standards within Article 36 of the Zoning Ordinance.
4. Allow two 60 -square -foot building signs as previously approved.
5. Allow an exception to the interior (parking lot), perimeter and overall 30%landscape area
requirements as depicted on the landscape Plan.
6. Allow few menu hoards without masonry construction.
7. Hours of operation not to exceed 5 a.m. to 10 p.m. Sunday -Saturday.
8. Depict the location of the speakers on the elevations, note that they will face east toward Denton
Tap, that the sound will be kept at a level that is non-offensive and played only between the hours
of 7:30 a.m. and 8:00 p.m.
9. Lighting on channel lettering to be white bulbs and not red as required by ordinance.
In order to prepare an ordinance, we need to assemble appropriate documentation. Please submit a revised
elevation sheet PDF with the speakers shown and noted as outlined in condition #8 above and a revised site
plan with the conditions listed above prior to October 24th. When the ordinance has been completed and
Council has approved it, a copy will be sent to you. As a reminder, the zoning change sign can now be
returned to the Planning Department for your deposit reimbursement of $200.
