Live/Work Unit Classification: 1. Detailed floor plan required showing allocation of space between residential and commercial uses. 2. Section 15-1-2 amending International Building Code section 419.1.1 states: The first floor must be at least 50% non-residential; overall, the non-residential use can't be more than 50% of the building; therefore, a one-story live/work unit, by definition, must be exactly 50% residential and 50% non-residential. 3. Live/work units are required to have automatic fire sprinkler and alarm systems. 4. Residential portions are required to meet all building code requirements for dwellings; non-residential portions must meet all building codes for the commercial use. Staff cannot support this change to the PD: a. the canopy in the front yard does not meet the setback requirements of the platted lot (50' Front Yard) and reduces the parking for the convenience store. b. The storage units do not meet the setbacks requirements of the PD or base zoning. The metal container is highly visible from the properties to the south. 2. Verify that there is no boat storage separate and apart from the Kayak operation at this location. 3. Verify that the existing and proposed signage is in conformance with the previously approved PD.
