Building Suzanne Arnold 06/27/2019 Steel Canopy Building:
1. Building permit required.
2. Provide letter from a registered professional engineer
attesting to the installation of the structure meeting the intent of
the engineered plan.
Storage Container:
1. Exceeds the 45 day allowance for portable storage and
shipping containers in Section 15-14-2 #17. Staff cannot
support the container remaining on site for more than 45 days.
2. If treated as a permanent structure, the shipping container
does not meet material, placement, or construction standards
in the non-residential accessory building regulations in Section
12-35-1 or Chapter 15.
Live/Work Unit Classification:
1. Detailed floor plan required showing allocation of space
between residential and commercial uses.
2. Section 15-1-2 amending International Building Code
section 419.1.1 states: The first floor must be at least 50%
non-residential; overall, the non-residential use can't be more
than 50% of the building; therefore, a one-story live/work unit,
by definition, must be exactly 50% residential and 50%
non-residential.
3. Live/work units are required to have automatic fire sprinkler
and alarm systems.
4. Residential portions are required to meet all building code
requirements for dwellings; non-residential portions must
meet all building codes for the commercial use.

The property owner inquired about installing a shed in the front
yard. Staff consulted with our Attorney and provided a letter
stating that it was not allowed per the ordinance.

shed within the same front yard without seeking permits.
1. Staff cannot support this change to the PD:
a. the canopy in the front yard does not meet the setback
requirements of the platted lot (50' Front Yard) and reduces the
parking for the convenience store.
b. The storage units do not meet the setbacks requirements of
the PD or base zoning. The metal container is highly visible
from the properties to the south.
2. Verify that there is no boat storage separate and apart from
the Kayak operation at this location.
3. Verify that the existing and proposed signage is in
conformance with the previously approved PD. If not, please
include the proposed changes.
