This reply is to express “opposition” to the proposal. Of course, it is too late for some of the proposed
items because a canopy against the concrete abutment of Sandy Lake Road has already been
constructed and the green house made into a single-family home. In fact, it appeared someone has
already been living there. There are a couple of small outbuildings already on the property. We are
opposed to any additional buildings (metal or otherwise) being built. Why the need for more buildings?
We have complicated issues with Mr. Varnell, starting with his acquiring the property. He scared some
of our neighbors with his thoughts of constructing an office building or other grandiose housing ideas, so
we agreed to its becoming a recreational business. He was adamant that business model would not
succeed without selling liquor. The east-side residents of Trinity Court were concerned that uninvited
people would go onto that property at night to drink, etc. and destroy the quiet, family environment of
our street. Mr. Varnell agreed to double gate the property to avoid such situations, and to his credit,
that worked. He received the liquor license.
Because of weather issues and location, the kayak business didn’t succeed.
The concern we have is Mr. Varnell is an owner of a realty company and CEO of the Coppell Chamber of
Commerce; so, if anyone knows real estate issues, permits, etc. he should. It seems in our dealings with
him, he has the philosophy of “seeking forgiveness after the fact, rather than permission before the
fact!” From a lay person’s thoughts, it borders on unethical behavior of a realtor, perhaps a warning to
the State Realty Board. An ordinary Coppell citizen would not be able to do these types of actions and
not be fined or chastised.
He has scared one of our nearest neighbors because his fire pit contained a lot of wood and was
vigorously burning, leading them to think their house was on fire. When the neighbor left a message,
expressing that concern, it was unanswered.
In summary, Mr. Varnell (because of his profession) should not be above the law.
