Subject:Fwd: COMMENTS REGARDING PD-184R2-SF-ED 748 Deforest Road
Dear City of Coppell,
I have lived in Coppell since 2010 at two addresses--first at 713 Stratford, and now at 709 Stratford (when I moved, I
literally moved to the house next door). I am committed to the safety, close-knit community, schools and quality of life
that Coppell offers.
I have read about the proposed planning district changes and have several concerns:
1. Traffic--Deforest has already been expanded, and this expansion has been well utilized by the houses built at the end
of Deforest. To permit multi-family zoning for 748 Deforest would negatively affect traffic, and would likely create a
"bottleneck" at the junction of Deforest and Macarthur. This could also create safety issues with regard to cyclists and
pedestrians who walk along Deforest.
2. Drainage--Throughout my experience of living at 713 Stratford and now at 709, drainage is an issue. Additional
construction will likely also affect drainage negatively, as well as increased usage.
3. Safety and Flooding--Building closer to the Denton Creek does not seem wise, especially considering the water
flooding issues that plagued the houses near Denton Creek.
4. Negative potential impact of short term rentals--AirBnB--Many communities have protested about having properties
rented by AirBnB and other short term rental companies. The proposed changes and zoning would seem to facilitate the
potential for short term rentals, raising the potential for complaints by Coppell residents regarding noise, behavior of
guests, etc..
I respectfully ask the City Council to consider these concerns, and reject the proposed zoning changes.
