Bethel Road Estates Res Replat Letter MAILED Friday, July 29, 2022 NOTICE OF PUBLIC HEARING The Planning & Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 18th day of August, 2022, at 6:30 p.m. for consideration of the Bethel Road Estates Addition, Lot 1R, Block 1, Replat, being a replat combining two properties into one containing 2.065 acres of land located on the northside of W. Bethel Road, approximately 325 ft east of Hearthstone Lane, at the request of Raymond and Virginia Larson, being represented by Brittain & Crawford, LLC. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing and participate in the same. Those wishing to express his or her opinion concerning this request may do so by attending this public hearing in person in the Council Conference Room at 255 Parkway Boulevard, Coppell, TX, during the scheduled Planning & Zoning Commission meeting, by letter addressed to the City of Coppell Planning Department, 265 Parkway Boulevard, Coppell, TX 75019, by calling the Planning Department at 972-304-3678, or email at planning@coppelltx.gov. Regarding this replat, Local Government Code Section 212.01 5 requires that you be advised of the following requirement of subsection (c): c. If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal planning commission or governing body or both. For a legal protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the original subdivision, must be filed with the municipal planning commission or governing body, prior to the close of the public hearing.
