RE: MOBIL OIL STATION AT MACARTHUR BOULEVARD AND BELTLINE ROAD COPPELL, TX
Dear Mr. Nelson:
The purpose of this letter is to respond to matters brought to your
attention on July 14, 1989, at the above mentioned job site, concerning
compliance with the City of Coppell codes and ordinances, as well as
project modification to comply with the Dallas County Drainage project
currently under construction on Beltline Road, adjacent to your project.
A copy of this letter will be sent to each City of Coppell Department Head
for the purpose of comments, review and approval of each item in which you
have requested a variance, per your letter dated July 18, 1989.
It is my understanding that the items you have listed to be considered,
will be completed after Dallas County has completed its current drainage
project adjacent to your Mobil station site on Beltline Road.
If special consideration is granted to complete the pavestone handicap
ramp, sidewalk, drive approach and landscaping along the north property
line of Mobil Oil Station at a later date than your request for a
Certificate of occupancy. It is my recommendation that all work be
completed and acceptable to the City of Coppell no later that forty-five
(45) days after Dallas County has completed its project, adjacent to your
north property line. I would also like to list the following line items
which must be complete before a temporary Certificate of occupancy
approval can be granted by the City of Coppell.

Replace cover on water meter box.
Completion of traffic sensor loop and relocation of pull box on
MacArthur Boulevard.
Expose ring and covers on two sanitary sewer manholes on
Beltline Road.
Uncover and adjust to grade two existing water valve stacks on
Beltline Road.
Adjust and set to grade meter box over blow off at the east end
of 12" water main on Beltline Road.

Complete and accepted permit including inspection of sanitary
sewer manhole by Trinity River Authority.
Approved stamped Engineering plans for the entire project.
Complete compaction of excavation around sanitary sewer manhole
and sewer tap on Beltline Road.
Compliance with Dallas County construction request along your
north property line at Beltline Road.
Compliance with other City of Coppell Departments which are
involved in final inspection and consideration for Certificate
of occupancy.
Compliance with all Valley Ranch requirements.
