Re: Mobil Station at Valley Ranch
Dear Mr. Setayesh:
The Architectural Review Committee of the Valley Ranch Master Association met
on Thursday, August 18, 1988. At this meeting, the Committee reviewed your
recent submittal for the Mobil service station to be constructed at the
southeast corner of MacArthur Boulevard and Belt Line Road in Coppell.
The Committee's comments are as follows:
The site plan was denied due to unacceptable landscape setback widths along
both MacArthur Boulevard and Belt Line Road. The MacArthur setback must be
at least 25 ', whereas along Belt Line Road a minim~n setback of 30' must be
observed. Previous plans submitted indicated an adherence to this
requirement; however, the Committee cannot approve the site plans as
revised nor any plans submitted for the further development of the project
be approved until the site plan is corrected. In addition, the corner
landscape easement is not indicated on the plans, nor is the required
sidewalk reflected on the plans.
I have attached comments regarding the civil engineering plans from Albert
H. Halff Associates. Each of these must be addressed; however cannot be
approved without basic site plan approval.
Other discrepancies were 'found to exist, such as with roof materials, and
sign location; however, these items were not reviewed by the Committee in
detail at this time due to the unapproved status of the site plan and
engineering plans. I will be happy to review each item with you at your
convenience. "
