Listed below are my comments regarding the referenced Project in Valley
Ranch:

Site Plan -
The proposed sanitary sewer does not conform to the utility plan
that was approved by the City of Coppell, The approved plans call
for construction of approximately 30 L.F. of S-inch diameter
sanitary sewer and a 4--foot dis~neter manhole before dow~slzlng to
a 6-inch diameter sanitary sewer to serve Lot A.
The Final Plat for Valley Ranch Center, which is filed in Volume
88035. Page 16,~80 of the Dallas County Deed Records, dedicated a
10-foot wide Texas Power & Light Company easement along the south
property line of Lot A. In addition, an approximately 10-foot by
iS-foot Texas Power & Light Company easement was dedicated near
the southwest corner of Lot A. These easements are not reflected
on any of the drawings.

The Final Plat for Valley Ranch Center dedicated a 300-foot by 10-
foot right-of-way reservation for a future right turn lane along
the north propercj line of Lot A. This right-of-way reservation
is not reflected on the Site Plan.

The location of a recently constructed 12-inch diameter water line
and a traffic controller in the vicinity of the northwest corner
of Lot A should be added to the drawings. The Engineer should
also add the proposeW utilities along the south side of Belt Line
Road to insure the Lot A improvements do not conflict with the
proposed utilities.
B. Grading Plan
The rainfall intensity used in the runoff calculations is
lower than the intensity used in the design of Valley Ranch
Center. The Engineer should consult the City of Coppell
'Engineering Staff to determine if a higher rainfall intensity
should be used.
The location of all existing and proposed utilities should be
shown on the grading plan (see comment A-4).
G. Survey & Topographic Plat
The existing Texas Power & light Company easements are not
shown on the plat (see c~,ment A-2).

Irrigation Plan
The irrigation plan calls for installation of irrigation
lines in the public utility easement and the Texas Power &
Light Company easements. It would be desirable to have
proposed City' .of Coppe11 and franchised utilities constructed
prior to installing irrigation 1/nes and landscaping. This
would eliminate the necessity of boring the driveways and
damaging the landscaping and irr~ation lines. As a minimum,
PVC slee.v, es should be installed under the driveway onto Belt
Line Road to accommodate proposed utilities.
This review is performed as a service to Valley Ranch Association, Inc.
The review is performed to assure general compliance with the Civil
Engineering criteria established in the Valley Ranch Master Declaration of
Covenants, Conditions and Restrictions. The review is also performed to
assure general conformance with existing paving and utLlities. This ~s not
a detailed Engineering review. There is no assurance to the Owner of the
property or the design Eng'.;~eers that the plans wLll be approved by the City
of Coppell or that the design will provide the required utility capacities.
