The applicant is requesting approval of a gasoline service station which will be operated along with a car wash and convenience store. STAFF RECOMMENDATION: Staff has no objections to this request. TOSh ARCHITECT & PLANNER 11020 AUDELIA ROAD, SUITE C-206 DALLAS, TEXAS 75243 (214) 349-5513 Re: Response to DRC Comments of 6/24/87 Chevron-Gulf S-1021 We believe all the remarks and the questions made by the DRC have been made to the required drawings. Specifically we have: 1. Reduced the size of the drawings to 24" X 36"... Added a 15' electrical overhang utility easement on the North and West edges of this property... Met with TP & L to provide them with th~ load requirements and to establish service size... Shown the zoning on the adjacent properties... shown the distance to the next approach to the south of this property (55')... Moved the trash enclosure to the rear of the property... Removed the sand cushion from the concrete paving note. Chevron is ordering a soil report which will be used to determine the type of subgrade... Removed the open ditch from the Northern edge of the site. The derivation of the ditch was the construction drawings for the improvement of East bound Belt Line. These drawings were provide by Ginn... The size of the buildings was originally shown on Sheet P-1. A recap of these areas: Island Marketer: CarWash: 952 s.f. 765 s.f. 1714 s.f. 10. Marks on Sheets P-2 and P-3 refer to sewer taps, The Ginn Drawings show the city installing a 6" tap from a M.H. in the center of the East bound lane of East bound Belt Line Road onto this property..My drawings assume this construction complete before Chevron constructs this facility and will therefore only need to connect to an existing tap... ADDITIONAL CHANGES We have been instructed by Chevron to make these additional changes: The head-in parking along the West edge of this property has been moved to t~he East edge and converted to six 10' x 20' parallel spaces. e The underground storage tanks have been moved 9' to the west. 0 A landscape island has been added to the north side of the carwash. VARIANCES Please consider allowing Chevron to build thirty five foot wide approaches into their property as they are only asking for one approach on each boundary. Also due to the size of this property, we also ask that the approach along East bound Belt Line be constructed 146' from the intersection.
