Chevron/Gulf Station S-1021 ENGINEERS We have reviewed the above referenced subject for conformance to city of Coppell subdivision ordinance, zoning ordinance, streetscape plan and standards, and the following sets forth our comments: We have no objections for a specific use permit for the service station, convenience store, or the car wash. Our comments are from an engineering viewpoint only. 1. Subdivision ordinance does not allow "open ditches." The ditch on the north side of the property should be enclosed. 2. Maximum drive widths should be 30', not 35' as shown, unless variance requested and approved. 3. Provide distance to nearest drive, to south of property. 4. No sand cushion under pavement, unless fully supported by soils investigation and analysis. Provide city with copy of recommendation. 5. Monument sign appears to be in violation of sign ordinance. Variance should be requested and approved prior ~o beginning construction of sign. 6. Is canopy of building considered part of building and should it be located within the building set-back line? 7. Provide owner's name, address. 8. Provide engineer's name, address. 9. Provide plat, with description, etc. 10. Provide signature blocks for P&Z and Council. 11. Water and sewer line in city right-of-way shall be by other than open cut. 12. Minimum size drain in city right-of-way shall be 18" diameter (8" is shown along east property line).
