RE: Case gS-1093. Taco Bell
Dear Mr. Boorhem:
This letter is to inform you that your request for approval of Case #S-1093, changing the zoning
from C (Commercial) to C-S.U.P. (Commercial, Special Use Permit), on property located on
the west side of Denton Tap Road, approximately 145 feet north of Sandy Lake Road, was
approved by the Coppell City Council on Tuesday, May 9, 1995, subject a revised site plan.
The following conditions apply:
1) the color samples of all exterior materials need to be submitted for approval prior
to passage of the ordinance; (which has been done)
2) the building needs to be faced in a brick which closely matches the color of
the nearby shopping center; (it does)
3) the concrete roof tiles need to be a neutral shade, preferably a grey within a
color range from a highly muted slate hue, possibly with a greenish cast, to
a highly muted earth tone with a brownish tinge; (they do)
4) the four attached signs need to be restricted to the type in place at the Taco
Bell facility on North Beach and Western Center in Fort Worth.
5) the awning material needs to be of a solid neutral color ranging from off-
white to grey; back lighting is not permitted; (since there is no awning, this
condition no longer applies)
6) exterior painted surfaces need to be of a solid neutral color ranging from off-
white to grey; (they do)
7) the raised rims of the tower caps and entry portals need to be of the same
brick as the building face; (this has been confirmed)
8) the proposed right-of-way dedication shall be 8.62 feet;
9) clarification is needed on the 8' water line and the propane tank. (See Fire
Department comments.) It is our understanding that any propane tank will be
removed;
10) operational hours shall be limited to closure at 12 midnight; and
11) clarification of the landscape plan - Cedar Elms, not Drake Elms, and 9 Shumard
Oaks, not 3. (this has been resolved)
Regarding your request for a sign variance, the Council approved a 2' 6' set back from a 75
foot minimum side yard measurement to 72.5 feet for the detached monument sign which shall
not exceed 60 square feet with a maximum height of 8 feet, including the brick base. In
addition, Taco Bell has stated that on-site directional signs would not include any identification
or logo insignia.
I wish to remind you that staff will work with the developer regarding the internal traffic
signage.
