SURROUNDING LAND USE & ZONING:
North Coppell Professional Plaza (under construction), "C" Commercial
zoning
South - vacant, "C" Commercial zoning
East Braewood residential subdivision, "SF-7" Single-Family-7 zoning
West - vacant, "C" Commercial zoning
COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
mixed use development.
DISCUSSION: Planning staff has reviewed the proposed expansion for compliance with
current landscaping criteria, sign requirements, and architectural
coordination. The landscape areas, as tabulated for the expansion area,
comply with current requirements. The number of trees in the perimeter
buffers is short. Five are required on the south side (1 for each 50 feet),
while three are required next to residential zoning on the east (1 for each
40 feet) and three are required along the primary image zone to the west
(1 for each 40 feet). The proposed signs comply with current
requirements. The design and colors, which the applicant plans to show
the Commission at the public hearing, are compatible with the masonry
color and include some alteration to the existing signage. The masonry
color and detailing on the proposed building appears to complement the
original structure.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Planning staff recommends approval of the request subject to the following
requirements:
