Dear Lenny:
As you may recall with regard to the original Special Use Permit for your carwash, the City
Council adopted an ordinance several weeks after holding the public hearing and making its
decision. This usually occurs as part of the consent agenda with no discussion. We have not
placed an ordinance on Council's consent agenda for the expansion they approved last December
10, because we need corrected drawings.
Council minutes show approval of the expansion subject to the following conditions:
1) the screening fence is allowed to be a landscape screen with plants to be
consistent with the Zoning Ordinance,
2) the site plan shall be revised to show that all proposed signs are to be bacldit,
3) sign colors and copy on all buildings to be as presented,
4) roof-top mechanical equipment and antennae to be screened,
5) signs inside the building no larger than 3 square feet in area, and shall not face
an open bay doorway or bay door glass,
6) show on the site plan all fire lanes to be dedicated on the plat,
7) addition of one fire hydrant with all portions of the buildings within 150 feet both
of a fire hydrant and of a fire lane, measured as the hose lays.

Conditions 4 and 5 can be incorporated in the language of the ordinance, but all the others
require revisions of the drawings to be attached to the ordinance. Therefore, we need you to
furnish 81/2' x 11' paper reductions of the revised site plan, landscape plan and building
elevations. Show on the revised drawings the manner in which you intend to screen the south
side of the property, what the color of the signs are to be, and where the fire lanes are to be.
Place a note on the drawings that signs are backlit, and while you are at it, you may as well note
how the roof-top mechanical equipment and antennae will be screened and that inside signs will
be less than 3 square feet in area and will face away from bay doorways and glass. If I am not
mistaken, the site plan already shows the additional fire hydrant.
To help you in revising the landscape plan, a copy of a drawing follows. It is the one Gary Sieb
discussed with you shortly after December 10. As soon as we have the revised drawings of the
landscape plan, site plan, and building elevations, which agree with Council's approval, we will
place an ordinance on the consent agenda of the next Council meeting.
