Dear Mr. Phillips:
We have reviewed the drawings submitted yesterday and find them to show approximately 3100
square feet of landscaping inside the required perimeter landscape buffers. We believe this to
be short by somewhat over 1200 square feet.
In addition to the perimeter buffer, the City's landscaping regulations require interior parking
area landscaping equal to 10% of the total vehicular pavement area plus non-vehicular
landscaping equal to 15% of the figure obtained after subtracting the area of the proposed
building from the total area of the site. In your case, the vehicular pavement shown is about
12,000 square feet in area making the interior parking area landscaping requirement
approximately 1,200 square feet. The non-vehicular landscaping requirement is 3,141 square
feet (25,939 - 4,998 = 20,941 x .15 = 3,141).
Also, the fire department requires the inside radii of its fire lanes to be a minimum of 30 feet.
