An ice-cream shop is a permitted use by special use permit and the facility proposed by Baskin-Robbins complies completely with the requirements of the permit. The parking space requirement for the proposed use is one parking space for each 100 square feet of floor area. The existing parking lot of the Valley Ranch Center can adequately support the proposed use which will require 13 parking spaces. The proposed attached sign for the store front complies with the sign ordinance both in size and type of sign. RECOMMENDATION: Staff recommends approval of this special use permit. ALTERNATIVES: 1) Approve the S.U.P. 2) Deny the S.U.P. 3) Modify the S.U.P.
