HISTORY: The initial special use permit was granted on June 20, 1991. The
4.673 acres of property was platted in 1988 and is known as Hager
Container Addition. It is a warehouse facility which manufactures
containers.
TRANSPORTATION: Royal Lane is presently a four-lane divided thoroughfare in a six-
lane divided right-of-way (C4D/6).

COMPREHENSIVE PLAN: The 1987 Comprehensive Plan showed Industrial uses.
DISCUSSION:
The existing Southwestern Bell Mobile Systems 50 foot antenna is presently not operating at full
capacity. The present antenna has been experiencing reception problems and the company is
proposing to install a new 100 foot antenna. There are no height limits in the Light Industrial
District, however, the site is under the D/FW International Airport where the height limit is 275
feet. An obstruction evaluation for the antenna was performed by the Airspace Safety Analysis
Corporation. The study concluded that the proposed structure would not adversely affect the
flight operations at D/FW International Airport and the airport has been notified of this request.
In reviewing the information, the D/FW International Airport has determined that given the
approximate elevation of 550 Mean Sea Level at Thweatt and Royal Lane, a structure less than
275 feet ground is allowed.
RECOMMENDATION:
Staff recommends approval of this special use permit subject to the following conditions being
met:
1. Provide a legal description for the site.
2. Indicate on the site plan the current adjoining property owners.
ALTERNATIVES: 1) Approve the S.U.P.
2) Deny the S.U.P.
3) Modify the S.U.P.
