Decision of P&Z Commission: Approved (7-0) with Commissioners Nesbit, McGahey, Kittrell, Lowry,
McCaffrey, Halsey and Stewart voting in favor. None opposed.
This Called Hearing is to correct an administrative error in the advertisement of the initial Special Use Permit
request. Changing the zoning to HC-S.U.P., restores the underlying zoning to mirror the City's official zoning
map. There are no conditions.
Staff recommends approval of this request.

LOCATION: Along the south side of Fritz Drive, approximately 1,346' east of
Royal Lane.
SIZE OF AREA: 493 square feet
CURRENT ZONING: LI-S.U.P. (Light Industrial, Special Use Permit).
REQUEST: HC-S.U.P. (Highway Commercial, Special Use Permit).
HISTORY: On May 14, 1996, the Coppell City Council approved the original special
use permit to allow a wireless communications antenna to be mounted to an
existing T.U. Electric tower with an accessory cabinet at the base of the
tower. On April 13, 1999 the City Council approved an amendment to the
special use permit to allow 2 additional accessory cabinets at the base of TU
Electric Tower.
TRANSPORTATION: Fritz Drive is a 2CU, two-lane undivided collector street within a 65'
of right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
as suitable for freeway office use.
DISCUSSION: This a staff initiated called hearing to change the zoning from Light
Industrial, Special Use Permit to Highway Commercial, Special Use
Permit as a result of an administrative error in the advertisement of the
initial special use permit request. By changing the zoning to Highwa~v
Commercial, Special Use Permit restores the underlying zoning to mirror
the City' s official zoning map.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the zoning change request.
