HISTORY: On May 14, 1996, the Coppell City Council approved a special use
permit to allow a wireless communications antenna be mounted to
an existing T.U. Electric tower with an accessory cabinet at the
base of the tower.
TRANSPORTATION: Sandy Lake Road is a 2-lane asphalt road shown on the
thoroughfare plan as a C4D/6 collector street to be constructed
within a l l0'-wide right-of-way. Royal Lane is shown on the
thoroughfare plan as a C4D/6 four-lane divided thoroughfare in a
110'-wide right-of-way (adequate for a six-lane divided
thoroughfare). The eastern half of the roadway is in place at its
intersection with Sandy Lake Road.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for
regional retail.
DISCUSSION: The applicant has indicated that the capacity of this existing tower has been
maximized. PrimeCo is proposing to place two additional metal
equipment cabinets to store the additional equipment necessary to increase
the capacity of the tower. The cabinets will be located southeast of the
existing 8' by 8' accessory cabinet. A 5" concrete slab will be poured on
which the new cabinets will be anchored. The proposed cabinets are 5'6"
high and about one-third the size of the existing structure. The applicant
has indicated the structures will be painted in gray. The applicant assures
staff that the existing photinia hedge will remain intact throughout the
construction phase.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the site plan amendment of the special use permit.

4) Take under advisement for reconsideration at a later date.
