Church of the Apostles. Episcopal Dear Father Smith: This letter is to inform you that Case No. S-1113, Church of the Apostles, Episcopal, zoning change from SF-7 (Single Family-'/) to SF-7-S.U.P. (Single Family-7, Special Use Permit) to allow the construction of a church on 7 acres of property located on the east side of MacArthur Boulevard, across from Starleaf Street was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, August 15, 1996, subject to the Site Plan and the following conditions: 1) A median break and left turn lane will be constructed on MacArthur Boulevard at the church entrance at the time that a building permit for Phase II is pulled; 2) the applicant must seek a 24-27' easement accessing the northern property to Starleaf Street. 3) revise building elevations to reflect the type and color of building materials to be used, as follows: F. xterior Building Walls: Austin Hill Country Limestone, 'block and chop', ashlar pattern, standard color mortar Building Roof: Metal standing rib roof, painted Berridge patina green Fascia, eves, soffit, Glidden Forest Black, 30YY 10/038, factory windows, doors, door finish or field applied frames, sun shades and trellis, and all misc. trim (gutters and down-spouts, if used) 4) a revision be made on the Master Site Plan indicating that the playing fields will be built during the construction of Phase I or II; 5) the Hike/Bike trail will not be required to be built on church property; and 6) compliance with Engineering comments (see attachmen0. This includes the existing sanitary sewer with volume and page number and any other easements necessary for the water meters and vaults. Master Site Plan 1) A left turn lane and median opening is necessary for southbound traffic to enter the site. 2) A northbound deceleration lane may be needed off of MacArthur Blvd. 3) Reconfigure northern corner of site plan to provide a second point of access to Starleaf St. This will 'require the construction of a part of Starleaf St. 4) To ensure the City can access our sewer line in the future, no improvements should be constructed in the sewer easement. This includes retaining walls and monument signs. Site Plan 1) 6" thick 3000 psi reinforced concrete on a lime stabilized base is required in the fire lane and 5" 3000 psi on a lime stabilized base in the parking areas. Remove reference to 4" concrete. 2) Brick paver band should be 8' wide and one foot inside the property line. 3) Remove monument sign from existing sewer easement.
