Box 478 Coppell, Texas 75019 August 16, 1~6 Mr. Miilard Wright, Trustee Nortex Pizza, L.P. 829 East Woodglen Copper Canyon TX 75067 RE: ~1114. l~l~ ~Iohn's Pt'tm Gentlemen: This letter is to inform you that, in connection with the case referenced above, the Coppell Planning and Zoning Commission continued its public hearing for further consideration and deliberation on September 19, 1996, at 7:30 p.m. in Town Center, 255 Parkway Boulevard, CoppeH, Texas. Information which the Commission found insufficient consisted of: 1) the exact location of the southernmost driveway entrance from MacArthur Boulevard and the ability and likelihood of the Stop and Go facility to utilize it; 2) the exact location of a driveway providing access to property on the north from the northernmost driveway entrance off of MacAnhur Boulevard; 3) the location of trees required to bring the site plan in compliance with the Coppell Streetscape Plan; 4) the method to be employed to provide vehicular-use area landscape screening on the south side of proposed pavement; 5) the nature and extent of landscaping to screen the rear of buildings located on property to the south; 6) specification of building materials and colors to be employed on the proposed structure; 7) manner in which attached signage will be brought into compliance with sign regulations; and 8) indication of the natur~ of the r~ar elevation of the building and any screening of it. If you would like to resubmit maniah by noon on Augus~ Ill, 1996, they can be forwarded for further comment to staff members who serve on the Development Review Committee. The planning and engineering staff are also available to discuss the project further with you as you see fit.
