COMPI~R~IRNSIVE PLAN: The Comprehensive Plan shows the property suitable for Item # 6 DISCUSSION: One of the moat important aspects of converting a residential property to a commercial use is the adequate provision of parking. Current city parking standards for a business building of this size is 4 off-street parking spaces. The exi~ing l~rking ~ do not conform to city regulations in number nor layout. The applicant is a safely consultant to the construction industry, primarily utility con~. The company anticipates minimal vehicular traffic on Howell Drive, as most of the company business is conducted at the client's place of business or project. To avoid constructing additional parking spaces, staff suggested that the applicant seek a special exception from the Board of Adjustment. At the Development Review meeting the applicant was urged to apply for the special exception at next month's Board of AdjusUnents meeting. The City has yet to rw~ive an application from the applicant. Tbe exterior ~ of tim house will not be altered. There will be no exterior signage, the overall landscaping will remain intact except that the planters in front of the residential structure will be removed. RECOMMENDATION TO THE PLANNXNG AND ZONING COMMISSION: Staff reeommend~ ~tpprov~ of tbe ~ u~ permit conditioned upon the Bomrd of Adju.~ment granting a special exception to reduce the required number of parking space and subject to Engineering comments.
