TRANSPORTATION: Denton Tap Road is an existing six-lane divided thoroughfare contained within a 100'-wide right-of-way. Sandy Lake Road is a two-lane asphalt road within a variable width right-of-way, shown on the thoroughfare plan as a C4D four-lane divided collector street to be built within a 110'-wide right-of-way. SURROUNDING LAND USE & ZONING: North- Allstate Insurance; "C" Commercial South - Comet Cleaners; "C" Commercial East - Overton Bank; "TC" Town Center West - Woodside Shopping Center; "C" Commercial Item//4 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for a neighborhood retail use. DISCUSSION: The applicant is proposing a carry-out pizza restaurant in the space vacated by Subway Sandwich Shop. This is I Fratelli's first store in Coppell, however, the company owns a number of similar carry-out pizza establishmems in Valley Ranch, Las Colinas, Euless and Flower Mound. Proposed hours of operations are 11:00 a.m. to 10:00 p.m. Sunday through Thursday and 11:00 a.m. to 11:00 p.m. Friday and Saturday. The submitted floor plan and the sign elevation conform to city regulations. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends approval of the special use permit subject to installation being made in accordance with the floor plan and sign elevations submitted. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
