Robertson Pools and Spas Dear Ron: This letter is to inform you that Case No. S-1140. Robertson Pools and Spas, zoning change from HO-C (Historic Overlay, Commercial) to HO-CoS.U.P. (Historic Overlay, Commercial, Special Use Permit) and Site Plan, to allow asphalt pavement on-site for off-street parking spaces and the development of a 4,763 square foot office/warehouse facility on 20,245 square feet of property located 690 feet north of Bethel Road, along the west side of Coppell Road were recommended for approval by the Coppell Planning and Zoning Commission on Thursday, March 19, 1998, subject to the Site Plan, modified Elevations and the following conditions: 1) Combining the expansion site with the property the applicant owns to the south and platting all the property as one building lot. 2) Removal of the three head-in parking spaces shown at the southeast comer of the expansion site. 3) Submission of sign and outdoor lighting plans for Commission and Council review. 4) Screening of rooftop mechanical equipment, no additional power poles or overhead wiring, and placement of utility meters behind the building. 5) Payment of impact fees (See Engineering Comments). 6) Provision of a drainage area map (See Engineering Comments). The date scheduled for consideration by the Coppell City Council is Tuesday, April 14, 1998, 7:30 p.m. A representative for this case must be present at this meeting. Failure to represe~.~t this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is Thursday. April 2. 1998. Therefore, please submit 17 folded copies of the revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date. The drawing which requires change in order to comply with the Planning and Zoning recommendations is Site Plan.
